Tenant Improvement

This is to introduce you to the services we provide as a Tenant Improvement Contractor covering the Willamette Valley of Oregon. If you have dealt with TI contractors in the past, you are probably saying to yourself: What services? It is true that most TI contractors offer very little in the way of services other than construction. At Bob Grant Construction, Inc., we offer many services that make your job easier. With over 20 years experience in the TI construction business we are aware of the problems faced by building owners, property managers and/or leasing agents. For this reason, we have developed the following services:

Building Standard Schedules: A building standard schedule is a schedule of specified materials that you will allow tenants to use on your building: Doors, Hardware, Ceiling Tiles, Electrical Devices, Carpet and other finishes. It will also spell out procedures that a tenant or contractor must follow while construction is taking place. This schedule will help you control the integrity and future rentability of your building.

Quantity Allowance Schedule: A quantity allowance schedule is a schedule of allowances based on your TI budget and your building standard schedule. For example, you might allow one building standard interior door for every 250 square feet of rentable space. Each item of your building standard schedule would be addressed in this way, allowing you to determine very quickly if a tenant is exceeding your build out allowance based on their floor plan sketch. 

Building Standard Cost Sheets: This is a sheet listing each building standard item and the cost of that item. For example:

8’ Interior Partitions:  $56.00 per Lineal Foot to include the following:
                 1 Lineal Foot of 3 5/8’ metal framing
                 16 Square Feet of drywall, taped & textured
                 16 Square Feet of paint
                 2 Lineal Feet of rubber base
                 8 Square Feet of sound batt insulation

Preliminary Budget Estimates: As you can see, you could do a rough estimate of your tenant improvement cost in a matter of minutes based on the square footage of rentable space. Once this is done and you have the interest of the prospective tenant, just turn the sketch and other pertinent details over to us and you will have a detailed preliminary budget estimate, usually within 24 hours. We are able to act this quickly because we have already done the leg work. We know where all the existing plumbing is, how far we have to go to get power to a sub-panel, etc.

Hard Money Budgets & Air Tight Schedules: We understand the importance of accurate budgets and schedules. We have been using this method of project management for many years with great success. If we give you a budget and a schedule for a particular project, you can be certain that they are accurate and complete. Our reputation is riding on it, and we want to do your future TI work. We have been working with property managers and building owners to move satisfied tenants into quality space in a timely manner for over 20 years.
